When a person thinks of Colorado, water isn’t really a thing that springs to mind very fast.   Overall, due to our altitude and weather systems Colorado is a relatively dry state, but that doesn’t mean we are without flood prone areas, especially in the mountains and the rivers and creeks that flow out of the rocky mountains and into areas such as Boulder, Longmont, Lafayette and more.  The need for Colorado Flood insurance is still a reality for many people that choose to own homes that are near flood zones.   Some towns on the eastern plains are practically all in a flood zone.  Take for example the city of  Sterling Colorado on the eastern plains.  Below is a snap shot from FEMA’s flood maps – see for yourself how much of the town lies in a flood plain.  If you need Sterling Colorado Flood insurance be sure to contact us and I can get you a quote.

For example, many people did not have Colorado flood insurance during the devastating Boulder county flooding of 2013 –  they did not think they needed such insurance, but the heavy rains that lasted for days at a time were a text book example of a hundred year flooding event.  Heavy rains sustained for multiple days in the mountains and swelled the creeks and rivers, creating huge walls of water to come down the canyons and into the Boulder valley.  The Boulder floods of 2013 are estimated to have caused 1500 homes and 500 businesses to be destroyed by flood water – and many of these victims did not carry Colorado flood insurance and were financially devastated as a result.

Although Colorado flood insurance may not be mandatory for your particular home, it’s really still a sound investment because flooding can happen anywhere, any time.  In particular, Colorado is vulnerable to large and slow moving rain storms that stall over an area and dump a year’s worth of rain in just a few days – this is where small mountain creeks can turn into giant and deadly torrents  water crashing down the canyons, as was exactly the case during the Big Thompson Flooding event of 1976 – which killed a staggering 143 people.   This flood in particular was triggered by a stalled thunder storm that dumped 12 inches of rain in less than 4 hours.

As I mentioned above, if your property does not reside in an “A” zone (considered by FEMA to be within a 100 year or high risk flood zone)  your mortgage provider will not require you to maintain a flood insurance policy.  However, every homeowner should carry flood insurance because you just do not know how nature is going to act – and just because you are in a “low risk” flood zone does not negate the possibility that your home could experience a flood.  I provide alternatives to increasingly expensive NFIP (FEMA) flood insurance – our private Colorado flood insurance is backed and underwritten by Lloyds of London.
